National Stats for the Real Estate - Some Positive Signs!!
The total US for-sale inventory of single family homes, condos, townhomes and co-ops remained at historic lows, with 1.8 million units for sale in September 2012, down -17.77% compared to a year ago.
The median list price in September was $191,500, marginally higher (+0.78%) than a year ago. The median age of inventory was down -11.21% compared to one year ago.
Lower inventories, combined with somewhat higher median list prices, suggest that the housing market ending the 2012 home-buying season is in better shape than it was a year ago.
The recovery process continued to gain traction in September, with list price gains in most California markets, as well as other hard-hit metros such as Phoenix, AZ, Boise City, ID, and Seattle, WA. However, a growing number of older industrialized areas are showing signs of weakness, and the gains observed earlier in the 2012 home buying season in many markets appear to be moderating.
